Preparing for Pre-Approval: What You Need to Know From A Mortgage Broker & Navy Veteran himself.

Thinking about buying a home using your VA loan benefit? Whether you're preparing for a PCS, buying your first home, or purchasing again, getting pre-approved is one of the best places to start.
As a Navy veteran and mortgage broker, I know military moves can come with a lot of moving parts. Fortunately, getting pre-approved doesn't have to be one of the stressful ones. Here are a few things you can do to prepare.
1. Have Your Documents Ready
Any lender will typically need a few basic documents to get started, including:
Recent pay stubs or Leave and Earnings Statements (LES)
Bank statements
W-2s or other income documentation, if needed
DD-214, if applicable
You'll also need a Certificate of Eligibility (COE) to use your VA loan benefit, but don't worry! Your lender can often obtain this for you.
2. Be Mindful of Your Credit and Debt
You don't need perfect credit to qualify for a VA loan. While the VA doesn't set a universal minimum credit score, individual lenders may have their own requirements.
Before getting pre-approved, avoid taking on unnecessary new debt, making large financed purchases, or opening new credit accounts.
3. Understand Your Budget
One of the biggest benefits of a VA loan is the ability for eligible buyers to purchase with no down payment.
However, you'll still want to consider closing costs, homeowners insurance, property taxes, and what monthly payment you're comfortable with.
Remember, what you're approved for and what you're comfortable spending aren't always the same thing.
4. Start Early, Especially if You're PCSing
You don't have to wait until you arrive at your next duty station to begin the process.
Getting pre-approved early gives you a clearer picture of your options and allows you to start your home search with confidence.
