7 Mistakes Military Families Make When Choosing a Neighborhood in San Diego
One of the questions I'm asked most often is:
"Where should we live?"
It sounds like a simple question, but the answer is different for every family.
Some want to be close to the beach. Others need highly rated schools. Some want a shorter commute to base, while others are looking for a larger home or a neighborhood where their kids can easily make friends.
After helping military families relocate to San Diego, and experiencing military life myself, I've noticed a few common mistakes that can make a PCS more stressful than it needs to be.
If you're just starting your home search, here are seven things I'd encourage you to think about before making your decision.
1. Choosing a Neighborhood Based Only on Distance
A home that's only 15 miles from base might look perfect online. Then Monday morning arrives.
One of the biggest surprises for families moving to San Diego is how much traffic affects everyday life. Depending on the time of day, a short drive can easily become 45 minutes or more.
Instead of asking:
"How many miles away is it?"
Ask:
What is the commute during rush hour?
Are there multiple routes to base?
Will I cross major traffic bottlenecks?
How often will my spouse or children be making this drive?
Time matters much more than mileage.
2. Falling in Love with the House Before Learning the Neighborhood
Beautiful homes are easy to find online. What you can't see in listing photos is what everyday life feels like. Before making an offer, spend some time exploring the area.
Where's the closest grocery store?
Is there a neighborhood park?
How far is Target?
Are there restaurants you'll actually enjoy?
Sometimes the neighborhood ends up being more important than the house itself.
3. Not Thinking About Your Next PCS
Military families naturally think about today, but it's also worth thinking a few years ahead.
Will this home be easy to sell if you receive new orders?
Would it make a good rental?
Is the neighborhood consistently desirable?
Planning ahead can give you more flexibility when it's time for your next move.
4. Ignoring School Boundaries
Even families without children often overlook school districts. School boundaries can influence home values, resale potential, and neighborhood demand. If you do have school-aged children, don't assume a home's ZIP code tells the whole story. Always verify which schools serve the property before making a decision.
5. Forgetting About Everyday Conveniences
Little things become big things when you use them every week. Think about where you'll shop, grab coffee, take your dog for a walk, or spend a Saturday morning.
Ask yourself:
Is Costco nearby?
Where's the closest Target?
Are there parks for the kids?
Is there a good gym nearby?
How far is your favorite grocery store?
Where's the nearest urgent care?
These aren't things you'll think about on closing day, but you'll appreciate them every week afterward.
6. Underestimating Your Daily Commute
San Diego is full of incredible neighborhoods. The challenge is that they're spread out.
If you'll be driving to Naval Base San Diego, MCAS Miramar, NAS North Island, Camp Pendleton, or another installation every day, your commute becomes part of your lifestyle.
One of my favorite pieces of advice is simple: Open Google Maps at 7:30 AM on a weekday and check the drive from the neighborhoods you're considering.
You'll quickly see that the "closest" neighborhood isn't always the fastest.
7. Not Talking to Someone Who Actually Lives Here
Google is helpful.
Zillow is helpful.
Maps are helpful.
But none of them can tell you what it's actually like to live somewhere. Local insight makes all the difference.
I love sharing the little things that don't always show up online:
Which neighborhoods military families love.
Where traffic gets backed up.
Areas that feel more walkable.
Neighborhoods with the best community events.
Hidden gems for restaurants, parks, and local favorites.
Communities that fit different budgets and lifestyles.
Those conversations often save families hours of research, and help them feel more confident in their decision.
There Isn't One "Perfect" Neighborhood
One of the things I love most about San Diego is that every neighborhood has its own personality. Some families fall in love with the coastal charm of Imperial Beach. Others enjoy the family-friendly feel of Chula Vista, the larger homes in Poway, or the walkability of Point Loma.
The best neighborhood isn't the one everyone else chooses, it's the one that fits your family's lifestyle, commute, priorities, and budget.
